What would make you consider tiedowns over renting a hangar?

Of course building codes aren't negotiable. My point was of course building codes have changed making things more expensive than they once were...things like hurricane structural ties that weren't required in the past, just as an example... of course not optional.

but I don't think you caught my meaning of "changing specifications".
Spec wired for 240VAC vs spec for a single 15amp 110VAC outlet vs spec for no electric
spec to include plumbing for a bathroom in each hangar vs none
Spec for great lighting vs minimal lighting
Spec for for concrete slab floor vs epoxy coated vs polished terrazzo vs something else cheap like gravel
spec for higher ceilings vs lower ceilings
spec for HVAC vs a ceiling fan vs nothing
spec for fancy wood paneled insulated walls vs unfinished exposed structure
etc....
there are tons of ways that an engineer/architect/designer/builder can spec for a higher vs lower cost.

That is exactly the minimalist t-hangar cost I am talking about, it still cost more than rent alone can justify. By the math we ran, $1,000 a month for a basic unheated, uninsulated, bare concrete floor 42 ft wide T-hangar. Area hangar rates are not even remotely close.

Our airport did build a new bank of 10, $1.5 million for just the building on a shovel ready site, but it was only possible through a grant.

If it was a loan that $1500000 over 30 years at 8% is $11,006 / 10 hangars is $1100--ish rental just for the loan servicing. Not including upkeep/taxes/insurance.

Not sure how or why a T hanger can reach $100,000+ each.

I switched from enclosed to shade hanger 3 days ago. Initial impression: I have to spend a lot more effort securing the plane. Gotta tie it down like it is on a ramp, and close up all openings to critters.

I went to fly yesterday and a big wasp was on my glare shield. I killed him and fished him out. Spent 10 minutes prepping the plane and another wasp got in there.

Not eager to find a wasp in the middle of a hard acro session.

Maybe hang a few of these near the plane?

There are plenty of people who own cars that sit outside because the can’t afford or can’t get housing with a garage. But most people with cars valued at >$100k have them in a garage.
The point is that hangars are not readily available near major metropolitan areas. I know people who have TBMs paid for in cash on the ramp. It's not that they can't afford the planes. They literally cannot find a hangar, shared or otherwise.

Where do you keep your TBM?

Literally nothing! If there are no more hangers available, I'll find a different airfield. I treat my plane the same way I treat my newer cars, which I also never leave outside.

There is a small basic hangar available near me that is actually for sale at ECP in Panama City, FL… $275k. So over 3/4’s the cost of a brand new plane like a Maule and about the same price for a factory Vans RV12iS.

I was at Sebring last month and the promo display for the hangars showed a guy parking his Ferrari in front. Gives you an idea who the target market is and what the price point will be.
I have the “poor” man’s version of this display. GT3 is garaged of course, 140 lives under covers and shade hangar.

I'm paying $400/month for storage at the FBO hanger. They handle it for you which is nice but always worried about hanger rash also. I think everyone's tolerance is different based on their income etc... but at $500/month, I'd start looking elsewhere. I only drive 16 miles now, there was hangers about 32 miles away at half the cost, I'd probably consider.
