Love mine too. I don’t think I’d go 12 years, but six or eight and lots of landings is good enough for me.

I have them "turned around" every year while the wheels are off anyway for a bearing repack and last year at annual the A&P said "you ought to think about replacing these next year, they're showing early signs of dry rot."

Been a helluva run, they're Michelin carcasses. They're worn, but still have quite a bit of tread.

Ordered new "stop leak" tubes too...those things are god's gift to owners of airplanes with wheelpants. I typically only have to add air twice a year: (1) at annual and (2) in the fall when the temps start to drop.
