After several duds, I finally pulled the trigger on a new construction townhouse. When @Rgbeard was in town, I drove him by it when the slab had just been poured. As of this week, siding is going up and they’re about to dry wall. Roughly a month and a half out from closing.

Congrats! Bought my property in 2012 and it's been the best investment I've made

Guessing you already have a mortgage app in process, but if not you might consider https://www.bankrate.com/ I've secured many mortgages through there and saved alot in the process.

Have you picked out the woman you’ll eventually give it to?

Fun stuff.
I see YouTube videos of folks that do inspections while things are going up. Seems worthwhile if contract allows it and if knowledge is not above average.
Pre drywall sounds like a great time to catch bad stuff.

We've owned many homes as landlords and a few as occupants.
As an occupant, we wish we had spent more early on for options we later installed at a much higher cost.
HVAC is a system that this rings true. Pay up now for a bit better quality or guarantee AND get better SEER or heating related ratings. Better efficiency costs more up front but monthly expenses are lower.
There are a few others.

Enjoy. I hope your parents are around to share this time with.

Where in town is your new place?

And a great time to catch good stuff. Like photos, photos, photos of just what's going to be behind that drywall. It will help with things as simple as finding studs to hang your 100" 4k TV, to figuring out where to place that recessed nook for the BJ & The Bear figurine collection.

Congratulations!

If not too late, consider adding outlets. We built new and one thing I wish we did was add more outlets. Upgrade any contractor grade stuff before they install it - exhaust fans, HVAC control, etc.

Third party inspectors are vital to not-regretting home purchases.

CONGRATS!!!

Congrats. We’ve done new construction twice. Feel free to ask any questions you like.
