Well then, do I have the place for you! There are two potential areas to install about a 2,000' runway.

160 acres, gorgeous 3,500 sf home that was designed by an architect and built as a retirement home by a St. Louis area commercial contractor (i.e. built like the proverbial brick sh**house). Deer and turkey galore. Easily taken offline if you're an "end of the world is coming" whacked out survivalist. Hidden gun safes/closets. Spring fed well is less than 100' deep, tested to "school standards" and passed with flying colors. Shallow depth = easily converted to hand pump when the end of the world arrives.

45' x 80' shop/barn with its own 100a service, HID low bay lighting, 220 welder and air compressor outlets, could be converted into a hangar.

The best of both worlds by being absolutely in the "middle of nowhere" and yet only 25 minutes to all the big retailers in Cape Girardeau, MO. i.e. Lowe's, Menard's, Academy Sports, Sears (until they're bankrupt), Target, Sam's, Wally World, etc., etc. You don't have to move to Idaho and live 200 miles from the nearest store to build your dream bunker!

Numerous ridges provide great vantage points to erect sentry towers and easily monitor/guard this one way in/out property.

But most importantly, do you have an insatiable urge to live in a redneck, pearly white, middle of the country state where god and guns are king, teeth are optional, and wives and girlfriends are beaten (often at the same time)? Then this place is for you!

Whats your interest in the property?

I was going to say "ohhh...about 4.4% but it's been a while since I've checked the terms of the mortgage."

But I decided to answer seriously for a change...so unlike me, I know. ;)

Thanks. Property is still relatively cheap here. It's just far enough away from any major market to not be in high demand. And yet, as I said in my original post, just about any supplies you need from big retailers are less than 30 minutes away. And the basics (a grocery store; a nice hardware store and lumber yard; and dollar general) are only 10 minutes away in Marble Hill.

And beer is only 7.23 minutes away at the closest gas station!

I guess that depends on what your definition of "just" is. It's been over 8 years, time flies. And it's a place my wife wanted...a wife I no longer have...so selling it is part of closing that chapter of my life and I neither need nor want to live in a 3500sf house.

No, not really. I have a lead on a couple of grass strips that I might be able to buy into. I also have an 80 acre parcel up the road that would be conducive for a grass strip. I'm looking to build a hangar with an apartment in one corner. Now that I'm working again, no matter where I live, I won't be there much so something low maintenance.

I'm not sure what you mean by "ag/timber exemption". There is no prohibition of either. There's likely about $50k of marketable timber on it.

Property taxes are about $1500/yr. Missouri has very low taxes but you get what you pay for.
 
Holy mackerel, that is cheap.
Exemptions reduce taxed values below appraised values if the property is used for production purposes. No need with your property, apparently.

Nearest airport and hospital, nearest congregation of specialists?
 
Looks like a nice place... hope you find a buyer for it at the price you want and in the timeframe you want.

Cape has two major hospitals and likely all the specialists you need, so 30-40 minutes.

If you need something that's not in Cape then STL @ 1+45.

Closest "real" airport is Cape (KCGI), a class delta. It's 27 miles.

Another nice airport is Fredericktown (H88), an uncontrolled field, 34 miles.

Both have hangars available.

Marble Hill (0T3) has a nice little grass field, 2600' and it's typically in good condition, less than 10 miles. A local businessman (big Stihl distributor in town, adjacent to the airport) is trying to swing getting it paved so he can move his Pilatus, Cirrus and whatever else he owns there. Right now, he's at Cape. Not sure that's ever gonna happen though. Currently there is one plane based there; a tri-pacer in pieces. No fuel. Has hangars with walls but no doors.

Now I understand your "ag/timber exempt" statement. In MO ag/timber land is taxed at a lower rate than "normal residential" property (not exempt, but lower) and, yes, this property is taxed at the lower rate.
 
This is really a nice house and property. I can see us taking off from a grass strip behind the house... :) Well, back to reality. :(
 
I'll be far happier in 1000 to 1500sf attached to a hangar than I am in 3500sf. The property I'll miss. It's a really cool piece of land.
 
Sweet place. I'd consider that in 2-3 years. I vowed I'd never live in Missouri again when I left in 1981 and that is too close to my sister in Sikeston, but looks like a great place. Showed my wife, which I do want to keep and she liked the views. Oddly enough, my financial guy/friend lives in Cape and has a farm south of Marble Hill. At least I'd know someone.
 
Nice place.. Wish i could buy it. I think im gonna ens up in Missouri once i have enough to buy a farm and set up a small cnc machine shop.
 
Can't wait! I'm hoping the inspections go well and a 40 day close. Current rate on excellent credit VA is 3.1% with a .5 lender credit!



























Now if I could just afford to buy it!

I wouldn't make it upstairs.....Id be spent before I made it to the kitchen.
