I fly a T-tail lance and it’s easy to carry a lot of speed to the numbers and float for awhile. It likes to sink pretty fast if you pull that power back on beam the numbers like I do in the 182. Never forget my instructor when I did my initial training in it saying “your gonna need that power” when I pulled back on beam numbers. I turn base and she is just dropping fast. … I add a touch of power..just dropping. Took alot of power to arrest the sink and stabilize. In the 182 that touch of power would have sprung the plane In the air.
But you fly the right airspeed on final and all this plane wants to do is be on the ground.
 
Has a pond at the East end of the runway because (reason?)

possibly because it’s on a peninsula at the beach and the whole area is probably a foot above sea level. Atlantic on one side, major river on the other. The pond is also a nice alternative to running through someone’s house.
