So I inquired a few months ago about the costs of building a hangar. Well first bid for a 60x40 no frills hangar. No heat or water. 40 foot door and thats about it!

Bid = $106,885 or around $44/foot. Little outside the $20-$25/ square foot I was hoping for. I am still working on other quotes for now but little more then I anticipated!

Anyone know good construction folks who would work in northern CO?

Thanks

poured concrete floor? Insulated?

$40-$45 a square foot does not seem out of line to me, with poured concrete floor & large bifold door (electric operated).

These are all rough, off the top of my head guesses.

hangar is about 18,000

concrete and site prep 17,000

one piece hydraulic door 17,000

spray foam insulation 15,000

electricity /interior 4,000

assembly of the metal building and door install 20,000

91 grand or so..... YMMV..

Ben I based my assumptions on what you said your were able to build on initially.

Sentinel steel building 60 x 40 x 16, with 40' hi fold door. It is insulated delivered cost = $51,285

Concrete and Excavation = $32,600 Yes on concrete floor.

Labor = $23,000 (350 hours labor)

Maybe this is what I am to expect, waiting on second bid but havent had call back which already doesnt make me feel warm and fuzzy.

The family who runs the airport is installing a larger hangar with heated floors and they are paying around $40/square foot. Hence is why I thought I would get little better quote then I have received.

Lets see what the second bid looks like......

The price of the building seems about 12,000 too high..

32,000+ for excavation /concrete seems high too.. Is the building lot flat ?

Lot pretty level may need little dirt to elevate but minimal. I'm in Craig so kinda limited in my options but gonna keep trying.

The hangars that were built a few years ago at HDN could give some comps. You could call Lee Findel in Steamboat who was the broker for the units and he might give you some insight. Construction seems to be picking up in the Steamboat area so prices may be creeping back up.

Cheers

Just went biking with Lee last weekend, nice guy.
Comps between Steamboat and Craig are nowhere similiar hence why I am looking to build in Craig. I think there is one hangar available in Steamboat maybe 42x36 or so and they are asking around $129,000. There is a large complex of hangars being kicked around in Steamboat but nothing has occurred due to costs and possible issues with the city. The ground lease in Craig is around 20% of the cost for Steamboat. I would love to have my plane right there in Steamboat but cost is rediculous. Plus In Craig I can pretty much do what I want with hangar without multiple rules.
