Hey guys,

I was wondering if you could help me out with some ideas. My parents own 24 acres of land in Florida that they've been trying to sell for 8 years with no luck. It not being cleared and apparently has a protected crawdad in its pond seems to be the new reason why. I blame it on economy but either way we can't seem to get it off our hands. My dad is loosing his job in October so we'd like to see if we can get rid of it sooner rather than later and hopefully the bank wont take it. We've about given up hope. Does anyone know of some really good places or websites to advertise land for sale?

Thanks

How about break up the acreage. Put it on the market with 8 acres and if someone wants more they can "ask" but I'd be hesitant to want to buy 24 acres. That's alot to plow/mow. But that's just me.

It costs money to break it up into sections from what I understand.

landwatch.com is a site I go to frequently. Not sure how well it works for the seller, but buyers can input all of their criteria for the land they are looking for in the US and get details on land that matches what they want to buy.

Good luck with your sale.

Subdividing will require the services of a licensed surveyor along with some filing fees. The total can/will vary depending on the shape of the parcel and local roads/access.

That said, 15 or 20 1 acre lots or 4 5 acre lots could be lucrative depending on location. Maybe talk to a developer?

Where in Florida? 24ac is certainly large enough for a private strip, and Lord knows it'll be flat enough.

has it been listed with a real estate professional (Realtor) ? If so, what suggestions do they have for getting this parcel sold?

"Swampland for sale in Florida" probably not the best ad caption.

Its in Panama City, FL on the eastern side about 10min from downtown. There is a housing developement on the north side and a park on the south side. It was listed for a while but the realtor wasn't having any luck selling it. It was rezoned as swampland a year ago....not exactly the best news for us but you can see why we can't seem to get rid of it. I don't see why someone can't build on it especially when there are brand new houses right next door. We were even planning to put a house and a barn with horses on it at one time. We can't really afford to subdivide it although my dad said he'd be happy to do it if someone would put a downpayment on it to help with the costs.

generally, time spent on the market is directly proportional to the insanity of price. Just look at the planes in controller that have been there for years.

The property is probably listed as a "wetlands" area.... If there is standing water on it you can forget to even try and develop it, or sell it for that matter....

This family had some dry land and spent way too many months/years getting approval to build.

It's wet with thick vegetation isn't it? Probably just not that much demand. I imagine it's rather costly for someone to make anything out of the land. Is land similar to that selling? If so, what are they doing differently. I'd start there.

From that, it looks like we have the same problem. We have land we can't do anything with and we had no choice when they rezoned it. Even if the bank takes it, my parents still owe on it.

Just a thought, but does it make sense to approach the city with a deal to annex it to the parkland?
Or
Sell it to the Seminoles and they can put a casino on it.:D
