So here is story. I put myself on the wait list for a hangar at my local airport and one came up sooner than I expected. Problem is, I do not have own an aircraft yet, (wife gets out of medical school in March so patient I must be). The airport doesn't care as long as there is liability insurance on the structure.

Unfortunately, every insurance company I have asked either doesn't insure T-Hangars or won't without an airplane in it.

Before I admit defeat, and go back to the bottom of the list, does anyone know of any insurance company that would offer a policy for an empty T-Hangar? Any help or guidance
would be greatly appreciated

Thank you

Must an aircraft be in it?

I'm moderately surprised the airport manager allows it to be empty for this long. But perhaps you're in an area where it's harder finding occupants given how quickly your number got called.

Subletting is the easiest method. Even at a reduced rated.

Buy a model airplane. Tell insurance company you're building an airplane in the hangar, don't have a tail or serial number yet, just want liability in case someone trips on your kit.

Are you approaching insurance companies, or insurance brokers? Brokers will shop multiple insurance companies for you.
Also, just a thought, but perhaps you don't even need to approach an aircraft insurance company. If all you want is premises liability, you may be able to get insurance from a general insurance company. Maybe rental insurance from someone like State Farm or Allstate or one of the others.

Another thought through your homeowner's insurer - an umbrella policy. The company may be able to offer extended liability coverage for your situation and provide a certificate of insurance for that coverage to satisfy the airport requirement.

When you state that they won't insure it without an airplane in it, are you saying that the hangar would be uninsured when the plane is not there? I would doubt very highly that every time you have the plane out for maintenance or take a trip somewhere, the hangar is uninsured. I assume what they are getting at is that they don't insure hangars used for things other than aircraft storage, If they ask, give them a random tail number and call it done. Also, JohnH was correct in directing you to companies focussed on general property insurance. Whoever handles your homeowner's policy should be able to add lianility coverage for a storage building on separate property, which is basically all this hangar would be.

See a commercial building insurance broker.
Like insuring warehouse building.

Heck airplane renters insurance might work.

Also some people have insured it as an outbuilding under their homeowners.

I don't currently have a plane or a hanger and Avemco sold me Liability 100K/1Mill for $275. a year.

Wouldn’t a T hangar have structure insurance shared by all owners? Like a condo association? Private insurance would be for contents?
