Does anyone know what the hangar situation is around Denver? Are they available? What do they cost?

Huge waiting lists at BJC and APA. (Don't know what the cost is)
A shelter (i.e. roof only) at APA is $225/mo. I priced that a few weeks ago.
My buddy keeps his Mooney in a very nice hangar at FTG for about $260/mo. I think there are some available, but it is a bit of a drive to get there.

Yes, call Front Range. It was worth the drive for me from Lone Tree to get a hangar there as APA is just nuts in cost, and you can't usually get one anyway. So yes, I drove from under the pattern of APA up to FTG, but it was worth it. Hail ya know.

If they don't have any airport owned hangars available, ask for the lsit of private owners that rent them month to month. That's what I did.

County hangars at Front Range $260/mo with a small discount for fuel purchases. If you're based at FTG, there's a discount out of the trucks. If you pump it yourself, then a small discount on the monthly rental. None of the county hangars have heat but do have electricity & lights.

Privately owned hangars are available (T and room in a big box) starting around $275 or so. All have electricity AFAIK. Depending which hangars there may be heat and possibly water (translation: warm bathrooms!)

What part of town do you live in? APA-FTG is 30-35 min on E470. On I-225 it depends on the time of day (traffic). I live on the north shore of Cherry Creek Res. and it can take me anywhere from 20 min to 90 min to get to APA. The only time it's taken me more than 30 min to get to FTG is during when I-70 is closed due to snow. At which time I point out I live/work in Watkins (town by the airport) and there's no problem getting thru.

Well, I don't live in town...... yet. I am currently on the East coast but there is a possibility of a company move to the Denver area. Thank you (and other posters) for information on the hangars. It doesn't sound as bleak as I expected.

Erie built some new hangars a few years ago, but that was about the time I moved to Jeff-uh-Metro, so I have no idea if there's any available there now, prices, or details. Jeff-uh-Metro is rumored to be planning on building more hangars on the south side of the field as part of the new tower build, I've heard ... but that's 3rd hand rumor only.

Confirmed on multi-year waiting list at KBJC...

Did you really find that there was a wait list for KAPA? There's a number with For Sale signs hanging (we drove around looking at those, right?), but maybe you're talking about the rentals?

Agreed that you'll pay almost double for KAPA over KFTG though.

I think if someone's in the market to BUY a hangar, KAPA has some options... but I haven't called any of those phone numbers on those signs to see if the owner's are just hanging signs and hoping for insane prices, or if they're reasonable.

There were also some really big hangars for sale earlier this year. A friend keeps his 210 in a hangar with two other aircraft, and they "upgraded" from a gorgeous painted floor, huge hangar at KAPA, to an even bigger one with an upstairs area (haven't seen what they've done with that yet) and direct door access "through the fence", where they just walk up to the external people-door and go through it, and they're in the hangar, without having to drive out onto the ramp. Very spiffy, so I hear. (Haven't seen it.)

We did do some calling a couple years ago around the time of the big market crash to see if anyone who had dumb investments had to bail out of their hangar (and other liquid assets) but the prices were too high for the market. We kept renting.

We're payin' roughly $400/month for a Port-O-Let hangar, no electricity, just an aluminum box at KAPA. We could do better out at KFTG, but we like the airplane being ten minutes from home, maximum... if you hit traffic, or a stop light, that is. :) Makes it easier to go "pet the airplane".

It works out to be a $1500/year "penalty" above the KFTG prices, to have the airplane close, and no painted floor. Split three ways, that's no big deal at all.

Jim,

If you get stuck, here was my guy at Front Range. He seems to always have one available, but I don't know current status. Mine was $310/mos

If this is the T hangars, the county hangars are the same size at $50/mo cheaper. If it's in the big box hangars (with heat) that's different.

Hey Nate...I ended up calling every number on that list that we made and only one person had interest in renting (and he wanted $ 475 for a t-hangar). I am really surprised that someone trying to sell an empty hangar (and there were LOTS of them) would not want to cover their note by renting until it sold.

Wow. That's just bad business. Amazing.

I feared by the old worn out look of those signs that many of those hangar owners are just fishing for a sucker.

What a waste of good hangar space.

It's kinda like banks sitting on "Shadow inventory" of foreclosures so they don't have to count them on the loss side of their balance sheets. They're not losses, they're just "unoccupied assets". ;)

Oh well. Sounds like things didn't get bad enough to shake out the hangar speculators at KAPA then, I guess.
