JAX People: Anyone know a good property manager?

I want to replace my property manager.

Any one have any ideas? I've tried looking at three. One has too tight of an area and my houses are outside of their territory. Another keeps going to voicemail and has some REALLY bad reviews on Yelp. The third one charges WAY too much.

Hoping for not too expensive (10%) and EFT payments.

Best property managers I have had and have had dealt with on both sides of the aisle have also been part of a real estate brokerage house. Every pure property manager only firm/person I have ever dealt with was always a bunch of jackwaggons.
